Built on the Oconee River in 1954
Lake Sinclair development began in the mid-1950's, before Lake Oconee was in the planning stage. Much of the development reflects the earlier size and styles of lake homes.
While average home prices are lower than on Oconee, the past few years have brought many new or renovated homes from the $500's to over $1million. However, there are still lakefront properties available in the $200,000 to $400,000's that are ideal for either weekend or year-round use.
Management by Georgia Power is owner-friendly because:
...the water level remains relatively constant (no floating docks)
...no boats over 30' are allowed
...homes may be close to the water (often as near as 70')
...lots may be landscaped to the waterfront
Three general areas of Lake Sinclair:
Putnam County
This is the north shore of Sinclair and runs from Wallace Dam southwesterly toward and past Highway 441. This area has especially good access from Atlanta. It is near the developing Lake Oconee business and entertainment area as well as the city of Eatonton.
Hancock County
This is the south shore of Sinclair, running from Wallace Dam southwesterly toward Highway 441, then south toward Milledgeville. This area has especially good access from southeast Georgia cities such as Dublin, Statesboro, and Vidalia.
Baldwin County
This is the southern arm of Sinclair flowing toward Milledgeville and is on either side of Highway 441. Some lakefront properties are in or very near the Milledgeville city limits, with excellent access to shopping and entertainment. It offers convenient access from central Georgia cities such as Macon.
