Lake Oconee is the newer of the two lakes, and lakefront prices are generally higher than on Sinclair. This is largely due to the presence of several gated golf communities, the opening of the Ritz-Carlton Resort in 2003, and the continuing development of community types new to the area...equestrian, townhomes, seniors. There is also a fast-growing retail and entertainment business base to serve the immediate area.
Management by Georgia Power is owner-friendly because:
...the water level remains relatively constant
...no boats over 30' are allowed
...homes may be close to the water (often as near as 70')
...lots may be landscaped to the waterfront
Three general areas of Lake Oconee:
North of I-20
This is the least developed part of Oconee, yet offers some of the widest lake views and easy access to I-20. A gated equestrian community is being developed on this part of the lake.
Main Channel south of I-20
Extending from the I-20 bridge south to Wallace Dam, this area offers some of the lake's deepest water, just above the dam. This area has several gated golf and equestrian communities.
Richland Side
Extending from Wallace Dam northeast, this major easternmost arm of the lake is fed by several streams and creeks. It is the location of the Ritz-Carlton Resort and two gated golf communities.
